Located close to the Grampians National Park this historic building sits by itself near the family homestead on our 1200 acre sheep farm. We love to create the perfect holiday for you! Guest access…..
This is a working sheep farm and is very busy at times. Guests are welcome to walk around our farm. If you open a gate, please shut it. If you go through a gate when it was open, please leave it open. If you can’t remember, please shut it for safety. There is a lovely walk along the railway line towards Dunkeld or just sit and relax and enjoy the views, peace and quiet and the local bird life with the binoculars.

Other things to note…..
As SuperHosts, our guests understand how staying on a working farm
is different from other places…..
most of the time this is a quiet place to stay with birds telling their stories
and lambs chatting with their mums and each other.
We have 2 working sheep dogs, so if you don’t like dogs, this is not the place for you. Occasionally they bark at night, they are usually telling the foxes to keep away from the lambs and growling at the rabbits and possums in the moonlight
Our farmers are very busy and generally start their day around 8 am and try their best to keep noise to a minimum.
Our water supply is limited to how much it rains.
If you are a big water user….this is not the place for you.
This farm only has rain water in tanks. The water is suitable for drinking however we also supply commercial water if you prefer. All of our guests are asked to use water saving methods like short showers, turning the tap off whilst washing your teeth, etc. Please note: 
Although we are pet friendly, guests’ pets are NOT allowed on our property.

COVIDSAFE

  • All guests are asked NOT to stay if they have any Virus or flu type symptoms

  • Guests will be able to transfer their booking to a different date if they are unable to stay

High-touch surfaces – Will be cleaned and disinfected after each stay, for example, tables, hard-backed chairs, doorknobs, handrails, light switches, remotes, wardrobe and cabinet handles, desks, toilets, sinks, bedside tables, kitchen and bathroom surfaces. 

Low-touch areas (such as floors, walls, blinds) – will be cleaned using hot water and detergent. Mop from one end of the premises to the other. 

Soft surfaces (such as carpeted floors, rugs, and curtains) – Will be cleaned with appropriate cleaners indicated for use on these surfaces. 

Towels, linens and other items that go in the laundry – Will be washed using the hottest setting and dried completely.

Time between guests – The VRMA advice is to allow 24 hours between a set of guests departing and a new set of guests arriving. This is our current policy also

TERMS AND CONDITIONS

Long weekends and nominated special periods will attract minimum stays and full house rates.

PRIVACY POLICY
Reservations for accommodation are accepted by the owner of the Grampians Historic Tobacco Kiln and to which bookings the below terms and conditions shall apply. Any information provided by you remains confidential for your booking purposes with the Grampians Historic Tobacco Kiln only.

BOOKINGS/PAYMENTS
A 50% deposit is required at time of booking. Bookings are only confirmed once payment has been received and you have read and agreed to our terms and conditions.
The Tobacco Kiln sleeps to the maximum of 4 guests. Prices are based on two adults sharing the queen bed upstairs only. Extra adult is $20, children (2 – 12) years $10, infants (under 2 years) are free. A porta cot and high chair can be supplied by prior arrangement in advance at a cost of $20 per stay.

CHANGES TO ACCOMMODATION BOOKING
We will do our best to accommodate any unforeseen date changes, however changes are subject to availability. Please refer below to our cancellation policy for further details.

The guest agrees that the accommodation is booked only for the number of people actually stated on the Booking confirmation. Any additional people will be charged. The guest gives the Grampians Historic Tobacco Kiln the authority to charge the customer’s credit card for any additional guests.

CANCELLATIONS
Once booked with us, we hold the accommodation for you and turn away other potential bookings. Therefore, if you cancel or change your dates, charges will still apply:
• On DISCOUNTED RATES and LONG WEEKENDS, full payment at time of booking, no refunds, and no changes.
• FULL RATES
The guest can cancel free of charge 14 days  before arrival. The guest will be charged 50% of the total price if they cancel in the 14 days before arrival. There is no refund for bookings cancelled within 14 days of your stay however, as we would naturally prefer you to stay with us, should you wish to postpone instead of cancel your stay, we will permit you to transfer your deposit booking to another time within 12 months
Non arrivals or early departure attract a full tariff being charged.

NAME CHANGE

If you can’t come on your booking dates, we are happy for you to sell or gift your booking to someone else. No charge.

SECURITY REQUIREMENT

PLEASE NOTE: – You must provide credit card authorisation when booking. The authorisation may be used to cover incidental items including but not limited to damages, breakages or cleaning charges in excess of the normal use. No charges would be made on your card without prior notification.

CHECK-IN/CHECK-OUT
The Grampians Historic Tobacco Kiln and Homestead B&B are available from 5:00pm on the day of arrival and is to be vacated by 10:00am on the day of departure. Late checkouts can often be agreed. Non-agreed late checkouts are charged at $50 per hour.

UPON DEPARTURE
Please leave the key on the dining table, turn off heaters and lights and shut the door as you leave.

INSURANCE
We recommend that the Guest takes out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforeseen circumstances which may arise including accident, ill health or any other matters beyond the Guest’s reasonable control, as once the booking is confirmed and receipted, the Guest will be responsible for payment of the full rental.

GENERAL
Cleaning
A complimentary midweek service is included in the tariff for all bookings 7 nights and over. Additional services are available on request and will incur a service charge.

Non-smoking

By law all of our accommodation is non-smoking indoors; additional cleaning charges will apply at $50 per hour for evidence of smoking indoors.

KEYS
Please notify us immediately should you lose the House key. Please contact us on 0458733299
There is a fee of $50 for replacing a lost key.

NOISE
Excessive noise is prohibited and may result in eviction without refund. Any unreasonable noise after 10pm will result in immediate eviction.

PARTIES
The neighbor locality of the Grampians Historic Tobacco Kiln is not suitable for parties. Please enjoy your stay however be aware we have a strict no parties policy.

CONDUCTING A BUSINESS

The Permit issued to the Grampians Historic Tobacco Kiln is for visitors accommodation only, guests are not permitted to operate any type of business to earn a profit from our accommodation premises. If we have reason to believe our guests are conducting a business from our accommodation premises the guests will be requested to leave our accommodation premises and any remaining nights paid for in advance will be forfeited.

Guests Property
All personal belongings, baggage, vehicles and other property of the Guest of any description shall be the risk of the Guest at all times. The owner accepts no responsibility for any loss or damage thereto.

Breakages & Damages
We appreciate that th Grampians Historic Tobacco Kiln and Homestead B&B will be returned to us in the condition presented on arrival. Any excessive cleaning required or garbage removal will incur additional charges at $50 per hour. Damages or breakages greater than fair wear and tear are charged at replacement cost.
Maintenance
For reasons of safety we reserve the right to enter the property to repair any fault.

Internet
Due to poor coverage in our area…internet is not available

Liabilities
No responsibility is taken for personal items left on the premises during or after departure.

The Grampians Historic Tobacco Kiln does not accept liability for any injury, damage, loss, additional expenses and disruptions caused directly or indirectly by events, which are beyond our control (including natural disasters).

We do not accept liability for error omissions, default or negligence represented on our website.

The Grampians Historic Tobacco Kiln does not accept liability for changes made due to renovation, alteration and refurbishing of the property. We endeavor to keep our website updated at all times.

DISCLAIMER

Stairs to the master bedroom in the Tobacco Kiln are particularly steep given the period of the building, this room is therefore not suitable for people with mobility issues. There is a king size bed with ensuite bathroom located on the ground floor of the Homestead B&B
